Northborough – When Coldwell Banker Premier Agent Karen Scopetski began her career, she had four young kids and the flexibility of the work schedule was appealing. Now 27 years later, the kids are not the only ones who have grown. She has solidified her status of being one of the most sought out realtors in the area and was named Northborough’s Top Premier Agent.
Scopetski’s years of experience has helped her to earn the reputation of being professional, honest and a hard worker, and to be recognized with the International President’s Premier award, which targets the top 1 percent of individuals worldwide.
“It’s a tough business,” she said. “I work a lot and go the extra mile.”
Scopetski also knows the area well because she is a Northborough resident herself. Over the years, she has immersed herself into the community. She is currently the Director of the Northborough Food Pantry and has served on several school organizations and town committees.
“The ‘Boroughs are close knit,” she said. “They care about each other.”
The area has great selling points including being located between Boston and Worcester, having easy access to the train and highway, and having highly rated schools.
As a seller’s agent she has words of wisdom for those putting their homes on the market soon.
Pricing is important and pricing too high is one of the common pitfalls of selling a home.
“I have a good feel for the market and pricing,” she said. “It is important to work with someone who knows how to price.”
Another way to increase appeal to potential buyers is to make updates. Many buyers are two income families who don’t have the time to do the updates themselves after purchasing a home. A simple update, like a fresh coat of paint in a neutral color, can have a big impact.
Buyers also look at the age and quality of the roof, furnace and windows.
“This winter has had mild temps and not a lot of snow,” Scopetski said. “The spring market is starting early. It’s going to be a good spring if the price is right and the home is maintained and updated.”
A new program being offered to sellers by Coldwell Banker is their RealVitalize program. It assists the seller with home improvements and repairs to prep the home for sale. Upfront costs are covered and recouped when the home sells without any hidden fees, markups or interest charges. The program can cover staging, new appliances, carpentry, handyman services, curb appeal enhancements, electrical or plumbing upgrades, and painting.
The timeframe a house is on the market varies.
“It depends on the house and the location,” she said. “The average a house is on the market is 60-90 days.”
